Job Summary
You will be responsible for managing the Strategic Land portfolio in the operating areas covered by the Regional Business Units. You will also be required to lead on the submission and negotiation of planning applications including S106 Agreements and Viability Models whilst managing a team of external consultants.

Job Summary
You will be responsible for managing the Strategic Land portfolio in the operating areas covered by the Regional Business Units. You will also be required to lead on the submission and negotiation of planning applications including S106 Agreements and Viability Models whilst managing a team of external consultants.
- Responsible for sourcing and securing both off market and open market strategic development opportunities
- Responsibility for the negotiation of Option Agreements and Hybrid Option/Promotion Agreements
- North East – Sunderland
- North Yorkshire – Stockton
- Yorkshire – Wakefield
- Greater Manchester – Manchester
- North West – Warrington
Primary Responsibilities
- Identify off market and on market opportunities that align with the land strategy
- Prepare and submit offer letters
- Negotiation of Heads of Terms
- Responsibility for the renewal/extension of options
- Input into the production of developer collaboration agreements
- The monitoring of competitor activity
- Taking ownership of project viability and delivery
- Production of monthly progress reports on key projects
- Produce and manage budgets and professional fees
- Produce scheme viabilities and liaise with TW Business Units to inform cost and revenue inputs
- Carry out independent market research to inform scheme viabilities.
- Management of fee spend in line with budget forecasts
- Have an in-depth knowledge and clear understanding of the continually evolving planning system
- Understand the importance of viability in the negotiation and delivery of development
- Be commercially aware of TW’s contractual obligations on each project in order to ensure that these can be met before committing expenditure to a given project
- Be able to forecast likely fee spend accurately
- Be conversant with land values, build and infrastructure costs in producing scheme viabilities
- Good understanding of government planning policy, the Local Plan process and housing land supply issues
- Full understanding of option/collaboration agreements and related land issues
- Must undertake continual professional development and embrace Health and Safety procedures
- Compliance with internal procedures and Operating Framework
