Scope of job:
An interesting and varied role where you will be responsible for the on-site management of commercial, financial, and contractual activities across commercial and industrial developments.
Key Responsibilities:
· To work hand in hand with the Project Manager to ensure commercial and construction activities are aligned and properly controlled to protect the business and our clients, fully adopting Ventry systems.
· To work closely with our Clients and Sub-Contractor’s, maintaining good relationships through upfront and accurate forecasting and pricing and planning of change, cost control, technical knowledge of our scope and regular dialogue.
· To measure works in accordance with the Contract measurement rules and VCL formats.
· To prepare and submit monthly Client applications and compile a detailed live final account from the start of a project ensuring clear and concise records, substantiation and measures are maintained and collated in an easy to understand and acceptable format.
· To work on either one Large or two Medium sized Projects, ensuring that they are administered correctly, and that the Client is advised of any potential issues at the earliest opportunity.
· To actively assist the project team and work closely with Clients identify and subsequently try and overcome or mitigate potential problems.
· To prepare, monitor and update cash flow forecasts and payment trackers.
· To ensure retention is paid on time.
· To procure Sub-Contractors including preparing buying analysis and orders and manage the account through to final account settlement.
· To assist where required with material procurement and measurement for same.
· To assist in work winning and pre-construction.
· To be professional & manage your time effectively.
· To lead and assist with the development and training of Trainee and Assistant Surveyors
Key Skills & Experience
Essential
· Qualifications
o Degree qualified in a construction related discipline.
o Evidence of further Continued Professional Development
· Experience / Skills
o Experience of running projects under JCT 2016 D&B contracts
o Experience of running the day-to-day management of contracts in the Industrial Construction Environment on current projects
o Experience of managing Clients and regularly representing the company on current projects
o Experience in managing teams (Trainee / Assistant QS/ QS)
o Knowledge and understanding of commercial and construction related law (in specific The Construction Act) and its practical application with construction contracts.”
o An excellent working knowledge of construction and a proactive approach to design review and to propose construction solutions.
o Ability to produce and produce monthly CVR in line with the Ventry process on current projects.
o Experience in managing the variation process on current projects including Client facing elements.
o Experience in administering all commercial elements of Sub-Contractor orders on live projects.
o Experience in undertaking package forecasting of final value and cost assessments on live projects
o Experience in issuing tender enquiries.
o Experience in appraising tender returns
o Experience placing Sub-Contractor orders.
o Experience of carrying out measures / remeasuring Sub-contractor packages - Using Bluebeam or similar
o Experience with working with COINS or similar payment system
o To be methodical, pay attention to detail and be accurate.
o To be good at working with people at all levels and willing to work in a team.
o To be willing to accept responsibility for completing designated tasks.
o Ability to analyse and process technical data.
o Experience of with negotiating contractual claims and variations as required.
o Experience in using document control system such as Collabor8 or similar.
o Ability to convey and explain information correctly to all levels.
o Use logic to identify and solve problems.
o The ability to manage workloads to ensure performance targets achieved.
o Good Communication and interpersonal skills.
o Good time management skills
o Well organised; flexible, committed, enthusiastic and innovative.
o Negotiation skills and experience
o IT Literate: Word, Excel, PowerPoint
· Knowledge and Other Relevant Factors
o Full, valid driving license and own card required.
o Full valid CSCS card.
o Ability to travel regionally and nationally.
o Commitment to providing excellent customer care and executing all duties with a customer focused attitude.
o Willingness to undertake appropriate training.
o Should be able to visit and inspect construction sites including climbing and descending ladders and scaffolding where necessary.
Highly Desirable
o Proof of working towards CIOB or RICS accreditation.
o Dedication to mentoring and developing less senior members of staff.
o To be SMSTS certified.
o First Aid Trained.
