Your role will be to lead in the delivery of Asset related work streams across the Abbeyfield portfolio to ensure the safety and well-being of residents, visitors and Abbeyfield staff. Developing best value outcomes to ensure timely delivery of Major Works, Cyclical Decoration/Pre-paint Repairs, Reactive Repairs and Void works to ensure properties meet regulatory requirements to and provide a safe and secure environment in accordance with the ethos, mission and values of Abbeyfield.

Main Responsibilities Will Include
- Leadership and Management of the Asset Function
- Lead and develop the national Assets team to deliver excellent services at Abbeyfield.
- Provide supportive leadership to the geographically dispersed and home-based assets team, ensuring clarity of roles and purpose with consistent ways of working.
- Ensure the team is equipped with the necessary skills, capacity and capability to meet current and future needs through proactive management so that individuals can realise their full potential.
- Develop efficient and effective processes, inc. the deployment of IT hardware and software applications and new ways of working.
- Asset Management
- Act as the subject matter expert in all Asset Management related matters, ensuring professional knowledge and skills are maintained up to date through external networking and internal collaboration with peers.
- Lead, develop and oversee an effective information management system to monitor property management services provided (both in-house and outsourced) against an agreed set of KPIs in collaboration with property peers.
- Effectively manage the delegated Asset Management budget; controlling, and authorising expenditure in line with Abbeyfield financial requirements and quality standards. Prepare annual budget for Asset Management expenditure, developing long-term investment plans and budgets for this area of operations.
- Work closely with Legal, Quality and Compliance Teams to assist with responses to the Asset Management audit programmes, including compliance health and safety assessments.
- Procurement, Supplier and Stakeholder Management
- Effectively contribute to periodic supplier base reviews, ensuring a balance between economies of scale, contractor reach and the ability to operate locally to meet the needs of individual services.
- Work closely with procurement to regularly market-test suppliers to ensure Abbeyfield achieves best value outcomes with favourable commercial terms from our supplier-base.
- Develop and implement a robust system of key supplier performance measures to enable Abbeyfield to determine supplier performance against service specifications.
- Develop strong working relationships with key external stakeholders, to ensure that Abbeyfield’s brand reputation in property asset management is sustained and enhanced.
- Planning & Asset Appraisal
- Ensure awareness of property viability and business sustainability before committing material sums of expenditure to a property.
- Key Documents
- Ensure the Asset Management Strategy and associated action plans are used to steer operational and strategic decision making, together with assisting the Head of Property with the periodic review/re-drafting.
- Assist with the development and implementation of Abbeyfield’s Environmental Policy (decarbonisation).
About You
- Demonstratable experience leading a team in the delivery of Asset Management related services i.e. Major Works, Cyclical Decoration/Pre-paint Repairs, Reactive Repairs and Void works across a varied property portfolio that is geographically widely dispersed.
- Detailed knowledge of legislation and regulations relating to the six streams of Health & Safety compliance; gas safety, fire safety, electrical safety, asbestos management, water hygiene (legionella) and lifting equipment using a risk management approach to secure optimum levels of compliance.
- Experience leading and managing a remote team, securing high levels of engagement with a consistent approach to processes and new ways of working within a performance management framework.
- Contract Administration experience i.e. variation orders and final accounts etc.
- Experience of line management and leading remote teams.
- Strong analytical and Microsoft Excel skills.
- Knowledge and experience of emergency breakdowns or failure/incident management/disaster recovery and business continuity planning.
- Experience procuring and managing third party suppliers, contractors and consultants to secure best value outcomes for Abbeyfield.
- Knowledge and experience implementing new technology and software applications to improve property management and service delivery
- Experience working with a portfolio of care homes and/or sheltered/social housing stock.
- An understanding of the rights, and housing and care needs of older people.
- Experience working within the charitable sector.
