Job Title: Project Director

Report To: Head of Sales

Place of Work: Infinity House, Unit 11 Commerce Way, Leighton Buzzard LU7 4RW

Hours of Work: 45 hrs (Negotiable)

Salary: £85,000 - £100,000 per annum

Leave: 20 days plus bank holidays (Negotiable)


Overall purpose:


Essentially the main objective is to secure projects within London, Oxford-Cambridge triangle and building relationships with C Suite/Property Directors to be their go to for any requirements in the EMEA region. You will be solely responsible for the success of every project we take on, whether that be directly or indirectly through your team. Managing the team and being the clients point of contact for all their needs, a successful project completed on time every time is your remit.

  • Creating your own opportunities by utilising your existing network


Duties and Responsibilities:


  • To work hand in hand with the BDM team to help and assist them to generate your own leads for potential sales opportunities
  • Undertake introductory meeting with the client in order to ask discovery and situational questions to determine the exact requirements including key drivers and success criteria
  • Identifying the compelling reason for prospects to buy from Habit Action
  • Presenting the ‘why’ Habit Action messages to clients in order to position Habit Action as the company to work with
  • Ensuring that all potential sales opportunities are properly qualified and to use this process to determine a bid/no bid decision
  • Relaying the clients detailed requirement back to the design team and work with Pre-Con team to produce cost plan
  • Key point of liaison for communication to the client and to ensure that all follow up actions/activities are completed in a timely manner and to the highest quality
  • Presenting the solution and design scheme to the client and overcoming any objections
  • To lead on any required negotiations and to successfully close the sale
  • Meet and exceed stated targets including GP%
  • To ensure the accuracy and timely update of the CRM platform


Key Performance Indicators:


  • Annual Sales to be in excess of £5M
  • Pitch at least £1.8m business per month
  • 5 or more weekly sales meetings booked and attended per week


Qualifications:

Full driving license (preferably clean)


Located: Within a 60-minute commute between London and/or Leighton Buzzard


Experience:


  • Proven experience in a Project Management role taking sole responsibility for large scale projects
  • Industry experience is essential
  • To have knowledge of the D&B sector
  • Real Estate experience would be advantageous
  • Experience in developing relationships through various channels
  • A successful track record in delivering projects on time and on budget
  • Experience in relationship management at a senior level • Evidence of experience working on multiple projects simultaneously that require adaption of skillset
  • Experience in identifying and training potential team members
