We’re now seeking an experienced Materials Buyer to join our Commercial team. This is a key role ensuring our developments remain on budget, on schedule, and true to Beechcroft’s commitment to quality.

About the Role


As Materials Buyer, you’ll take ownership of procurement across multiple live sites, managing material sourcing, supplier relationships, and cost control. You’ll play a vital part in making sure projects run smoothly and efficiently, supporting both our Build and Commercial teams.

Your responsibilities will include:


  • Procurement Strategy – Managing the sourcing, negotiation, and purchasing of construction materials and plant for 4–5 live developments.
  • Supplier & Cost Management – Building strong relationships with suppliers, securing competitive pricing, quality, and reliable deliveries.
  • Site Coordination – Working closely with project teams to align procurement with build programmes, preventing delays.
  • Budget Oversight – Monitoring site spend, tracking variations, and highlighting cost-saving opportunities.
  • Data & Compliance – Maintaining accurate procurement records, ensuring contracts are compliant, and that orders meet specification.
  • Continuous Improvement – Identifying new suppliers, alternative materials, and more efficient ways of working.


About You


We’re looking for a commercially minded procurement professional who thrives in a fast-paced environment. As Materials Buyer, you will be:

  • Experienced – With a background in construction procurement, ideally within residential development.
  • Commercially aware – Able to balance quality, cost, and efficiency in purchasing decisions.
  • Organised and detail-focused – Capable of managing multiple live developments and procurement schedules.
  • A confident negotiator – Skilled at managing supplier performance and negotiating strong agreements.
  • Digitally proficient – Experienced with procurement software (COINS or similar) and Microsoft Office.
  • Collaborative and solutions-focused – A proactive communicator who works well across teams.
  • Well-located – Residing within Berkshire, Hampshire, Buckinghamshire, Oxfordshire, Wiltshire, or Surrey.
