Arcadis is seeking an experienced Associate Development Monitoring Surveyor, based in Edinburgh or Glasgow, to join our Lenders & Investors Transaction Advisory team. This senior client-facing role will lead complex monitoring and technical due diligence commissions, advise funders on key project risks, and support UK and Ireland business growth.

The Lenders & Investors team provides independent development monitoring, project monitoring and technical due diligence advice to banks, investors, debt funds and other funding stakeholders across real estate and infrastructure-backed developments.
Role description:
As an Associate Development Monitoring Surveyor, you will lead the delivery of high-quality monitoring and due diligence services for lender and investor clients. You will provide clear, commercially focused advice on development risk, manage client relationships, lead multi-disciplinary inputs, mentor team members and contribute to business growth through strong client engagement, technical excellence and effective commercial management.

Role description:
As an Associate Development Monitoring Surveyor, you will lead the delivery of high-quality monitoring and due diligence services for lender and investor clients. You will provide clear, commercially focused advice on development risk, manage client relationships, lead multi-disciplinary inputs, mentor team members and contribute to business growth through strong client engagement, technical excellence and effective commercial management.
Role accountabilities:
Client leadership and business development
- Act as a trusted adviser to lender, investor and funder clients, deliver a strong client experience and build strong relationships.
- Contribute to the growth of the Development Monitoring business through client development, securing repeat appointments and winning new sector-focused opportunities.
- Represent Arcadis professionally in client meetings, funding discussions and wider market engagement.
- Lead and independently deliver technical due diligence and development monitoring services.
- Identify and clearly communicate key risks relating to cost, programme, procurement, contracts, planning, statutory approvals, quality, delivery strategy and funding conditions.
- Provide concise, evidence-based recommendations that help clients understand residual risk and make informed funding decisions.
- Review development documentation, including contracts, appointments, collateral warranties, third party rights, bonds, insurance, security requirements and loan compliance obligations.
- Undertake ongoing monitoring during construction, including site progress, cost reporting, programme status, change control, contingency, statutory matters and project risk.
- Verify drawdown requests and provide clear recommendations on funding release, including any conditions, qualifications or risk matters requiring client attention.
- Coordinate inputs from internal specialists and external consultants to provide integrated, funder-focused reporting.
- Lead, mentor and support surveyors and consultants at different career stages, helping to build capability across the team.
- Review work prepared by others and ensure reports are clear, consistent, technically robust and aligned with Arcadis quality standards.
- Contribute to a culture of technical excellence, collaboration, accountability and continuous improvement.
- Prepare and manage fee proposals, scopes of service, project budgets, invoicing and commercial performance.
- Work with colleagues and managers to ensure commissions are delivered efficiently, profitably and in line with agreed scope and client expectations.
- Identify opportunities to improve service delivery, strengthen client outcomes and support sustainable business growth.
MRICS or equivalent professional qualification.
- Degree in Quantity Surveying, Building Surveying, Project Management or another relevant property, construction or built environment discipline.
- Strong experience in development monitoring, technical due diligence, lender advisory or a closely related consultancy discipline.
- Proven track record working with lenders, investors, debt funds or other funding stakeholders in a client-facing role.
- Ability to lead commissions independently and provide clear advice on cost, programme, procurement, contract, statutory, quality and delivery risks.
- Excellent written communication skills, with the ability to produce clear, concise and commercially focused reports for senior client audiences.
- Strong understanding of property development, construction procurement, funding structures, market trends and development risk management.
- Experience coordinating multi-disciplinary inputs and reviewing the work of others to maintain quality and consistency.
- Established network within the investor or development funding markets in Scotland and the wider UK
- Experience leading or growing a regional team or service line.
- Experience reviewing loan documentation, security documentation, collateral warranties, third party rights, performance bonds, parent company guarantees and cost overrun arrangements.
- Experience preparing proposals, managing client accounts and supporting business development activity.
- Trusted client relationships that lead to repeat appointments, new opportunities and business growth.
- High-quality, risk-focused reports that support informed lender and investor decision-making.
- Strong commercial performance across commissions, including effective scope, fee, budget and invoicing management.
- Visible contribution to team development, mentoring and technical quality.
- Consistent delivery of clear, practical and commercially relevant advice that strengthens Arcadis’ position in the Development Monitoring market.
